Is there on-site parking?

We have space for 2 cars off road, and are fortunate that there is always space in the street - this is one of the few roads in the town that does not have a parking problem.

What are the check-in and check-out times?

Check-in is from 2pm and check-out is at 11am on the morning of your departure. Should you wish for an earlier arrival or later check out please contact us and we will do our best to accommodate this. We kindly ask all guests to check in before 10:00pm. If you think you may arrive later than this please let us know in advance.

Can I book a specific room?

Mr.Parry's Room is in a separate category, so can be booked specifically. Our other 3 rooms are all 'external private bathroom'; please ask us if you would like to book one of these specifically. We also have one room with twin beds - the 'School Room' - please ask for this room if you prefer single beds. All rooms can also be booked for single occupancy.

Is there a hairdryer in the room?

All of our rooms have hairdryers provided.

Are bathrobes provided?

All of our rooms have bathrobes provided.

Do you offer allergy free bedding?

All of our rooms are made up with feather duvets and pillows as standard. Hypoallergenic bedding can be arranged upon request.

Do you have WiFi?

Complimentary WiFi is available throughout the house.

Is breakfast included?

Our rates include full English cooked breakfast, served 'country house style' in the dining room with cereals, fruit and toast with home made marmalade. Please inform us beforehand if you do not want the cooked breakfast.

What time is breakfast served?

At check in we will ask you for a time you would like breakfast, usually between 7.30 and 9.00am.

How far is St.Benedict from St.Leonards Warrior Square train station?

It is a 10 minute walk, but uphill.

How close to Hastings is St.Benedict?

St.Leonards adjoins Hastings. The Old Town is furthest away, and is a 30 minute walk along the front

Are you pet friendly?

Although our decor and furnishings are not very suitable for pets, we have allowed small well behaved dogs in the bedrooms.

Accessibility

There is a short flight of steps up to the front door, and all rooms are on the first or second floors. There is no passenger lift.

Is there someone available 24 hours a day?

Paul and Stephen live in the house (and sleep downstairs in the servants quarters) and someone is usually there, but not necessarily 24 hours. Call down through the green baize door under the stairs or ring 07802 543661 - and we will not be far away.

Are you family friendly?

Families are very welcome, although toddlers could be a problem with the amount of breakable ornaments and precious fabrics and papers we have.

Whats the soundproofing like?

The building was built in the 1880s and there is a bit of noise from room to room. If you are sensitive to noise please let us know and we will do our best to allocate you one of the top floor bedrooms. Our building is full of Victorian charm with single-glazed windows, but this is a quiet neighbourhood.

What is your lost property process?

Items left in rooms are kept for several months and can be returned upon request.

On a final note… We are not perfect and the building does have its quirks! Some may say that this is part of staying in an old and historic building… we certainly wouldn’t swap it for the world! We are home grown in every way and always strive to ensure that our guests have a most enjoyable stay.
